Roof Repair, Restoration and Replacement in Davis County, Utah
Davis County is a narrow strip between the Great Salt Lake and the Wasatch. Lake-effect snow and east winds are both part of its roof story.
The strip between lake and mountains
Davis County is the smallest county in Utah by land area. Its planning office describes annual precipitation of 18 to 25 inches and notes that lake-effect snow from the Great Salt Lake can bring roughly 60 inches of snow to the valley floor in a winter, and up to 90 inches on the high bench areas. NOAA’s 1991–2020 normals agree on the scale: Bountiful (Val Verda) averages 52.4 inches of snowfall and 22.6 inches of precipitation a year, and Farmington averages 49.6 inches of snow and 20.7 inches of precipitation.
Heat varies as well. The Farmington station averages about 56 days a year at 90°F or more, against about 41 days for Bountiful (Val Verda).
Newer housing than most of the Wasatch Front
QuickFacts puts Davis County at about 381,000 people (July 2025 estimate) on 299 square miles of land, with 77.3% of homes owner-occupied and 3.18 people per household. The median home dates to 1993; by our arithmetic from Census table B25034 about 17% of homes predate 1980 and about 39% were built since 2000. That leaves a lot of roofs in the middle of their service lives, where granule wear, flashing and ventilation matter. See asphalt shingle granule loss in Utah.
The 2020 windstorm
The September 8, 2020 east wind event did serious damage in Davis County. The Standard-Examiner reported winds reaching 100 mph in places like Farmington and Centerville, with the worst damage from Layton to North Salt Lake, and Davis County reported that cleanup in its 15 cities began that day and was expected to continue for some time. Wind that strong can lift shingle tabs and loosen flashing without an obvious leak. Our hail-damage inspection notes for Layton, Kaysville and Farmington and Utah homeowners insurance roof checklist show how to document a storm.
Published design numbers differ by city
Layton and Clearfield publish a 43 psf ground snow load, Clinton refers to Utah State University’s map, and Syracuse’s plan sheet asks for 30 psf. Wind speeds range from 90 to 115 mph across those same published sheets. When you compare roofing bids in Davis County, it is fair to ask which snow load and wind speed each contractor is designing to.
