What a "Lifetime" Shingle Warranty Really Means for Utah Homeowners

When you’re pricing a new roof in Ogden, Layton, Bountiful, Logan, or Lehi, two bids can look almost the same on paper: both list an architectural asphalt shingle, both mention a “lifetime” warranty, and one is noticeably cheaper. So what are you actually buying, and will that warranty still mean anything 15 or 20 years from now on a Utah roof?

Shingles have changed, and not always in your favor

Asphalt shingles have come a long way. Fiberglass made shingles faster to produce and resistant to rot, and it’s still the standard today.

The tradeoff the industry rarely advertises is that production and price pressure have pushed many modern shingles to be lighter and thinner than older, heavier products. Lighter isn’t automatically worse, but it does mean two “architectural shingles” can perform very differently once they’ve spent a few summers under high-elevation sun and a few winters cycling through freeze-thaw on the Wasatch Front.

When you compare bids, ask each contractor:

  • Which exact product line? Brand alone isn’t enough; most manufacturers sell good, better, and best lines.
  • What impact rating does it carry? Some shingles are tested to the UL 2218 standard, and a Class 4 rating is the highest. That matters in a state where hail can roll through Davis, Weber, and Utah counties.
  • What wind rating, and what installation does it require to earn it? The rated wind speed often depends on extra nails or special starter strips.

Reading the warranty: what “lifetime” usually means

A manufacturer’s “lifetime” shingle warranty usually does not mean the roof is guaranteed to last as long as you own the house. Every manufacturer writes its own terms, so read the actual document, but these are the parts that commonly surprise Utah homeowners:

  1. Proration. Many warranties fully cover material defects only for an initial period. After that, coverage often drops on a sliding scale, so a late-life claim may pay a fraction of what you expect.
  2. Materials vs. labor. Some coverage pays for replacement shingles but not the tear-off and labor to install them, and labor is often the bigger cost.
  3. Manufacturing defects only. A shingle warranty generally covers defects in the product, not storm damage, normal weathering, or installation mistakes. Hail and wind damage is usually an insurance conversation, not a warranty claim.
  4. Installation and ventilation requirements. Manufacturers typically tie coverage to correct installation and adequate attic ventilation. In Northern Utah, where hot summer attics bake shingles from below and warm winter attics feed ice dams at the eaves, ventilation is one of the things that matters.
  5. Registration and transfer. Some enhanced warranties have to be registered, and transferring coverage to a new buyer may have deadlines or fees. That matters if you plan to sell.
  6. Workmanship is separate. The installer’s workmanship warranty is a different promise from the manufacturer’s. Ask for both in writing.

Cheapest bid vs. best value on a Utah roof

Price matters. Nobody wants to overpay. But on a roof that has to handle intense UV, wide temperature swings, snow load, and the occasional hail or wind event, the cheapest number on the page can turn into the most expensive roof you’ve ever owned.

Before you pick the lowest bid, check:

  • Is it the same shingle line as the other bids, or a lower tier?
  • Does it include full tear-off, new underlayment, ice and water barrier at the eaves and valleys, new drip edge, and replacement flashing where needed?
  • Is ventilation being corrected, or just matched to whatever was there before?
  • Is the contractor licensed with Utah DOPL and insured? Verify before you sign anything.

You may not need a new roof yet
