Roof Repair, Restoration and Replacement in Lehi, Utah
Lehi has the youngest housing of any city we cover. The roof questions here are about the first few years, not the last few. This is a service area, not an office.
The youngest housing stock on this list
The ACS (2020–2024) puts the median Lehi home at 2007. By our arithmetic from the Census year-built table, about 76% of Lehi’s 24,436 housing units were built in 2000 or later (about 9% in 2020 or later) and only about 8% before 1980. About 75% of occupied homes are owner-occupied, in a city of 30.3 square miles.
For a roof under 20 years old, the useful question is rarely “restore or replace.” It is whether it was installed and ventilated well, whether flashing and boots are holding, and whether granule loss is normal. Read asphalt shingle granule loss in Utah. A free inspection documents the starting condition so later changes are easier to spot.
Drier and colder at night than Provo
The nearest long-term NOAA station, Utah Lake–Lehi (about 4,505 feet), shows about 13.1 inches of precipitation and 26.3 inches of snow a year (1991–2020), about 149 days at or below 32°F, about 50 days at 90°F or more and about 1 day at 100°F or more. Provo BYU, to the south, records about 111 freezing days and about 74 days at 90°F or more. Those are the published normals for those two stations; see ice dams and freeze-thaw on Northern Utah roofs for what repeated freeze-thaw does.
Check the current design criteria with the city
Lehi’s Building and Inspections page notes that current codes and design criteria have changed and “will be posted soon,” so we are not quoting a snow-load or wind number. Utah State University’s ground snow load map can give a value for any Lehi address, and the building office can confirm what applies.
Repair, restore, or replace
- Repair is the common path on a young roof: boots, flashing, wind-lifted tabs.
- GoNano restoration is for aging, still-sound roofs and is not right for every roof; a young roof is not usually a candidate yet.
- Replacement is for roofs that are damaged or failed. See roof replacement or restoration in Utah.
