Roof Repair, Restoration and Replacement in Utah County, Utah

Utah County has one of the newest housing stocks on the Wasatch Front, with a renter-majority Provo and brand-new subdivisions in Lehi. It is a service area, not an office.

One of the youngest housing stocks in Utah

The ACS (2020–2024) counts about 211,066 housing units in Utah County, with a median year built of 2001. By our arithmetic, about 52% of units were built in 2000 or later, only about 25% before 1980 and about 10% before 1960. About 68% of occupied homes are owner-occupied. Many roofs here are young enough that the questions are about installation quality, flashing, ventilation and storm damage rather than restoration.

Three stations, three profiles

NOAA’s 1991–2020 normals: Provo BYU (about 4,570 feet) averages about 17.2 inches of precipitation and 44.9 inches of snow, about 111 freezing days and about 74 days at 90°F or more. Utah Lake–Lehi (about 4,505 feet) averages about 13.1 inches of precipitation and 26.3 inches of snow, about 149 freezing days and about 50 days at 90°F or more. The Orem treatment-plant station records about 108 freezing days and about 56 days at 90°F or more. Colder nights near the lake and hotter afternoons toward Provo mean more freeze-thaw in one area and more sun and heat in another. See our pages for Provo and Orem and Lehi.

Thunderstorm wind

The Deseret News reported gusts up to 85 mph in Provo on July 16, 1996, with trees and power lines down across Orem, and county officials reported 70–90 mph gusts from Springville to Santaquin in June 2003, including a reported brief tornado in Payson. These are historical news accounts, not forecasts, but they show Utah Valley roofs see damaging wind. After any storm, our hail-damage inspection notes for Layton, Kaysville and Farmington and Utah homeowners insurance roof checklist show how to document it.
