Roof Repair, Restoration and Replacement in Sandy, Utah

About one Sandy home in three was built in the 1970s. Those roofs are on their second or third round. This is a service area, not an office.

The 1970s boom

The ACS (2020–2024) counts 11,256 of Sandy’s 34,790 housing units as built from 1970 to 1979, about 32% of the city, a notably large 1970s share. The median home dates to 1985. By our arithmetic, about 42% of units were built before 1980 and about 23% since 2000. About 75% of occupied homes are owner-occupied, in a city of 24.3 square miles.

A house that old has typically been re-roofed at least once. Ask any contractor about layers, decking and attic ventilation. Our posts how to choose asphalt shingles in Utah and how to tell if your roof is a rejuvenation candidate cover the replacement and restoration sides.

Wind, quake and benches

NOAA’s Storm Events database recorded a historic east wind event in the Salt Lake Valley on September 8, 2020, with a peak gust of 89 mph at the University of Utah and 77 mph at the Salt Lake City airport. The March 18, 2020 Magna earthquake in the same county caused fallen chimneys, according to the University of Utah Seismograph Stations. Sandy runs from the valley floor up the east bench, so snow and wind exposure change with elevation; the Salt Lake City airport station (about 4,225 feet) is a rough guide only, at about 15.5 inches of precipitation, 51.9 inches of snow and 62 days at 90°F or more a year.

Design numbers

We did not find a Sandy-specific design-criteria sheet to quote. For reference, neighboring Salt Lake City lists a minimum 28 psf ground snow load at or below 4,239 feet, with Utah State University’s map governing above that. Ask which figure your roofer used for your address.
